Aumentan el 53% las Ventas Pendientes en el Condado de Broward

Miami, FL – el numero total de listados, incluyendo unidades unifamiliares y condominios que cambiaron a “Pendientes” durante el mes de febrero en el condado de Broward subieron el 53% de 2,555 a 3,902 comparado al año anterior, según el Concilio de Broward de la Asociación de Realtors de Miami de 27,000 miembros y el sistema de MLS.  Más específicamente, las ventas de casas unifamiliares y de condominios que se convirtieron en “Pendientes” durante el mes subieron 53 y 55.2 por ciento respectivamente.
“Ventas Pendientes* de casas en Febrero en Broward County señala a un futuro fuerte de actividad de ventas,” dijo Rick Burch, presidente del Concilio de Broward de la Asociacion de Realtors de Miami.  “Las ventas pendientes continúan creciendo, reflejando una demanda fuerte nacional para casas unifamiliares y condóminos.”
Total Ventas Pendientes Acumuladas**
Total Ventas Pendientes Acumuladas en febrero en Broward están al 23 por ciento por encima de los datos del año pasado, desde 8,665 al 10,619 y un 20 por ciento de mes por mes, llegando a 7,566.
Ventas pendientes acumuladas de casas unifamiliares subieron un 48 porciento de 3,624 hace un año y 40 por ciento en comparación al mes pasado.  Ventas pendientes acumuladas de condominios subieron un 4.2 por ciento, de 5,041 el año anterior y cinco porciento en comparación al mes previo.
“La actividad de ventas pendientes en Broward continua a reflejar las ventas cerradas,” dice Ernesto Vega, presidente-electo del Concilio de Broward de la Asociacion de Realtors de Miami.  “El mercado inmobiliario de Broward esta actuando robustamente, mostrando ventas fuertes, niveles de inventario declinando y apreciaciones de precios saludables.”
Nacionalmente, el Indice de Ventas Pendientes, un indicador con miras al futuro basado en contratos firmados, declino 0.5 porciento a 96.5 en Febrero de 97 en enero, según la Asociacion Nacional de Realtors.  El índice esta al 9.2 porciento mas alto que el 88.4 reportado en febrero del 2011.
Ventas pendientes indican el aumento en ventas futuras.  Una venta se lista como “pendiente” cuando un contrato se ha firmado pero la transacción no se ha cerrado, aunque la venta se finaliza usualmente dentro de uno o dos meses de la firma.
*Ventas Pendientes se definen solamente como las ventas que se convertieron en “pendientes” durante un mes en particular. 
**Total Ventas Pendientes Acumuladas se refiere a todas las ventas acumuladas pendientes al final de un mes en particular.

National Association of Realtors® (NAR) President Moe Veissi, who served as Florida Realtors president in 2002, explains why conditions have never been better to buy a home in an online radio interview.

Veissi, broker-owner of Veissi & Associates Inc. in Miami, says today’s real estate market has “less folks looking, less inventory and more contracts working. … We’re just now seeing appreciation in real estate prices in some areas of the country. … This is a wonderful time to take advantage of interest rates that are lower than they’ve ever been.”

Veissi quotes investor Warren Buffet’s outlook on the current real estate market: “Warren Buffet appeared on CNBC about two weeks ago, and the young lady that was interviewing him asked where you should invest your money. Warren said, ‘If I had the capabilities, I’d buy
200,000 homes across this county … I think that housing in America today will outstrip the investment capabilities of the Wall Street blue chips over the longer term.”
